Resort vacation home cleaning is a turnover inside a gated community, where the cleaner has to clear the gate, follow HOA rules on parking, trash and noise, and reset the inside of the home, including pool towels and sand by the pool door. Gatehouse Clean plans each of these steps before the first visit, for vacation homes in resorts around Davenport, ChampionsGate and Kissimmee.

Resort Communities We Clean

Each resort below is a gated community near Walt Disney World. Its guide covers how to register cleaners at the gate, where service vehicles park and when trash goes out.

Resort know-how

Why Resort Homes Need a Different Kind of Turnover

A resort home is cleaned like any vacation rental, but the gate, the HOA and the cost of an empty night change how the turnover has to be planned. County rules matter too: read how Airbnb regulations in Kissimmee compare with Polk County.

Getting Through the Gate on Time VALIDAR

A turnover window is only a few hours long, and time lost at the gate cannot be recovered. Read our guide to Orlando resort gate registration and parking rules.

Register Before Checkout Day

Gated resorts usually approve service providers ahead of time. A cleaner who is not on the list waits at the gate while the clock runs.

Parking for Service Vehicles

Resorts set where cleaning vehicles can park, and a car in the wrong spot can bring a notice to the owner.

Quiet Hours and Start Times

Some communities limit when work can start, which decides the earliest a turnover can begin.

HOA Rules That Can Fine the Owner VALIDAR

The HOA fines the owner, not the cleaner, so the cleaner has to know the rules as well as you do.

Trash and Bin Days

Bags left by the curb on the wrong day are a common reason for HOA notices to vacation home owners.

Pool Area and Clubhouse Rules

Amenities are for guests. Our team is at the home only to clean and never uses the pool or clubhouse.

Noise and Neighbors

Homes sit close together, so vacuums, doors and carts are handled with the neighbors in mind.

An Empty Resort Home Still Costs Money

Resort homes carry fixed costs every month, booked or not, so every night lost to a bad turnover hurts.

About $4,968 a Month for a 6-Bedroom Home

That is the monthly cost of a 6-bedroom Storey Lake home, with utilities, HOA, taxes, pool and fees.1

A Bad Review Costs Nights

One comment about cleanliness can push a listing down and leave nights empty while the costs keep running.

A Late Turnover Risks a Check-In

Guests who arrive to a home that is not ready ask for refunds, even when the delay started at the gate.

How it works VALIDAR

How We Get Ready for Your Resort

Before the first turnover in a new resort, we go through four steps so checkout day runs without surprises.

  1. Get Your Resort's Instructions

You share the gate process, parking rules and trash days from your HOA.

  2. Register With the Gate

We confirm our team is on the resort's list before the first checkout.

  3. First Turnover With the Checklist

The first visit follows the full checklist, with photos of every room.

  4. Notes Saved for Every Visit

Gate steps and house notes are saved, so every turnover after the first is faster.

VALIDAR Yes. We confirm we are on the resort's list before the first turnover, so no time is lost at the gate.

Do you follow HOA trash and parking rules?
